This website is owned and operated by SU 560 LAND HOLDINGS I LLC, a Texas limited liability company (“SU 560,” “we,” “us,” or “our”), and is hosted and technically supported by Southwestern University. This Policy (“Policy”) describes how we collect, use, disclose, and protect personal information when you access or use our website at southwestern560.com (the “Site”). By accessing or using the Site, you acknowledge that you have read and understood this Policy as well as our Terms of Use. If you do not agree to this Policy and our Terms of Use, please do not use the Site.

What Types of Information We Collect

As used in this Policy, “personal information” means any data that identifies, relates to, describes, or could reasonably be linked to you or your household, directly or indirectly. We collect personal information only when you voluntarily submit it through forms on the Site. We are committed to data minimization and collect only the information you submit to us or that is reasonably necessary to provide access to the Site as follows:

  • Contact and identifying information: your name, email address, and optional company and telephone number.
  • Inquiry content: the message or inquiry you submit through our contact form and any related correspondence.
  • Internet and technical data: IP address, browser/device, requested pages or files, referrer, timestamps, and security events.
  • Approximate location and usage data: general location inferred from IP address and aggregate site use.

Do Not Send Sensitive Personal Information. We ask that you not send us, and not disclose to us, any sensitive personal information (such as information related to race or ethnic origin, political opinions, religion or other beliefs, health, genetic or biometric data, criminal background, or similar information) through the Site. As used in this Policy, “sensitive personal information” has the meaning set forth in the Texas Data Privacy and Security Act (Tex. Bus. & Com. Code § 541.001(29)), which includes personal data revealing racial or ethnic origin, religious beliefs, mental or physical health diagnosis, sexuality, citizenship or immigration status, genetic or biometric data processed for the purpose of uniquely identifying an individual, personal data collected from a known child, and precise geolocation data.

How We Use Personal Information

We may use the personal information collected from you through the Site for the following purposes:

  • To respond to your inquiries and requests submitted through the contact form;
  • To route your inquiry to SU 560 representatives, Southwestern University personnel, or project partners positioned to respond;
  • To evaluate business, leasing, development, or partnership opportunities you may present;
  • To operate, maintain, and improve the Site;
  • To maintain records of communications and inquiries;
  • To prevent spam, fraud, and abuse;
  • To comply with applicable law and legal process; and
  • To protect and enforce our rights and properties and the rights and properties of others.

How We Share Personal Information

We may share your personal information with the following categories of recipients, as reasonably necessary for the purposes described in this Policy:

  • SU 560 representatives and project partners who are positioned to respond to your inquiry, including as described further under “Third-Party Service Providers”;
  • Southwestern University personnel who support the Site or are positioned to respond to inquiries;
  • Service providers who help us operate, maintain, and secure the Site, including hosting providers (Amazon Web Services), security services (Cloudflare), spam prevention (Google reCAPTCHA), and privacy-focused aggregate analytics (GoatCounter);
  • Professional advisers such as accountants, auditors, and legal counsel as needed for compliance and legal matters;
  • Law enforcement or governmental authorities in response to a lawful request, subpoena, court order, or where we believe disclosure is necessary to protect our rights or the rights of others, prevent harm, or comply with legal obligations; and
  • Successors or assigns in connection with a merger, acquisition, reorganization, or sale of assets, in which case you will be notified of any material change in ownership or use of your personal information.

We do not sell your personal information. We do not use your personal information for targeted advertising. We do not engage in profiling that produces legal or similarly significant effects. The contact form does not enroll you in any marketing list; mailing-list signup requires a separate request or consent.

Your Privacy Rights

Subject to applicable law and exceptions, you may have the following rights with respect to your personal information:

  • Confirmation. Confirm whether we are processing your personal information.
  • Access. Obtain access to the specific personal information we have collected about you.
  • Correction. Request correction of inaccurate personal information.
  • Deletion. Request deletion of personal information you have provided to us or that we have obtained about you, subject to certain exceptions.
  • Portability. Obtain a copy of your personal information in a portable, readily usable format.
  • Opt-Out. Opt out of the processing of your personal information for purposes of targeted advertising, sale, or profiling in furtherance of decisions that produce legal or similarly significant effects. As noted above, we do not currently engage in these activities.

We will not discriminate against you for exercising any of these rights.

How to Exercise Your Rights. To exercise any of the rights described above, please email us at [email protected] with the subject line “SU 560 Privacy Request,” or write to us at the address below. In your request, please clearly describe the nature of your request and provide enough information for us to verify your identity. If you use an authorized agent to submit a request, we may require verification of the agent’s authority and your identity.

Appeals. If we decline to act on your request, you may appeal that decision by emailing us at [email protected] with the subject line “Privacy Appeal.” In your appeal, please identify the original decision and the basis for your disagreement. If your appeal is denied, you may contact the Texas Attorney General at https://www.texasattorneygeneral.gov/ to file a complaint.

Data Retention

We retain personal information only as long as reasonably necessary for the purposes described in this Policy, or as required by applicable law. Retention periods vary depending on the nature of the data and the purpose for which it was collected. When personal information is no longer needed, we will securely delete or anonymize it.

Security

We implement reasonable administrative, technical, and physical safeguards designed to protect personal information from unauthorized access, disclosure, alteration, or destruction. However, no method of transmission over the internet or method of electronic storage is completely secure, and we cannot guarantee absolute security.

Children

This Site is intended for a general audience and is not directed to children under the age of thirteen (13). We do not knowingly collect personal information from children under 13. If you believe a child under 13 has submitted personal information through the Site, please contact us at [email protected] so we can review and, where appropriate, delete the information.

Cookies and Tracking Technologies

We do not use advertising, tracking, or analytics cookies. The Site uses limited cookies and related technologies deployed by third-party service providers to deliver the Site, maintain functionality, measure aggregate use (without cookies or persistent identifiers), and help protect against spam, fraud, and abuse:

  • Amazon Web Services (AWS) / CloudFront: AWS may set cookies used for functionality and security purposes. These cookies help deliver Site content reliably and securely, protect against malicious activity, and maintain the integrity of the Site.   • Google reCAPTCHA: Google may set the _grecaptcha cookie and process browser, device, interaction, and network data for security, fraud prevention, and abuse detection purposes.   • Your browser settings may allow you to block, reject, or delete cookies. However, blocking cookies may prevent certain features of the Site, including the contact form, from functioning properly.
