Georgetown Approves Zoning for First Phase of Southwestern University 560

Southwestern University reached a major milestone in the development of Southwestern University 560 (SU 560) with the approval of zoning for the project’s first phase by the Georgetown City Council.

The approval allows development to move forward on approximately 67 acres of the University’s planned 560-acre mixed-use district located adjacent to Southwestern’s historic campus. The zoning amendment establishes the framework for a walkable, mixed-use environment that will bring together educational, cultural, commercial, hospitality, residential, and civic uses in a way that supports both the University’s mission and the long-term vision for Georgetown.

City Council approved the amendment following recommendation from the Georgetown Planning & Zoning Commission and extensive collaboration between Southwestern University, City staff, development partner Banbury Development Partners, and the project’s planning and design team.

The approved first phase includes plans for approximately 110,000 square feet of office and research space, 45,000 square feet of retail and restaurant space, 150 residential units, 110,000 square feet of hotel and conference facilities, a 38,000-square-foot cultural and entertainment venue, and more than 35 acres of parks, trails, and open space.

The zoning approval reflects years of planning and community engagement focused on creating a development that complements Georgetown’s character while advancing Southwestern University’s long-term sustainability and educational mission.

Unlike traditional university expansion projects, SU 560 is designed to integrate academic opportunity, industry partnerships, arts and culture, hospitality, recreation, and community life into a single connected district. The development is guided by a set of principles centered on connection, creativity, sustainability, economic vitality, and long-term impact.

The approved zoning establishes development standards that emphasize walkability, high-quality design, open space preservation, and a vibrant mix of uses. Plans include a central public gathering space, extensive pedestrian connections, and integration with future transportation improvements along University Avenue.

The City of Georgetown and Southwestern University have worked closely throughout the planning process to ensure the development aligns with the City’s comprehensive planning goals while creating new opportunities for residents, businesses, visitors, and Southwestern students.

With zoning approvals now in place, Southwestern University and its development partners will continue advancing infrastructure planning, tenant recruitment, and implementation efforts for the first phase of SU 560.

As development progresses, SU 560 is expected to become a destination that connects education, business, government, arts and culture, and community life while creating new opportunities for experiential learning, economic development, and regional engagement.
